SELLERS

We have selling homes down to a science. From the moment we place our sign in your yard, we assume an aggressive stance in securing you the best possible price and terms for your home

The Art Of Preparation

Home at CamelotThe process of selling a home is not as easy as it was 10 or 15 years ago. Surviving in today’s market requires experience and know how to create an effective plan for success.

Preparing for the sale of your home involves assessing its strengths and weaknesses. Ask yourself, “If I were a buyer, what would I want to see?”
We will help you to highlight the selling points of your home, while making recommendations on where to improve.

Years of selling has enabled us to effectively evaluate each situation. Our guidance will help you to sell your home for the most return on your money.

The Art of Strategic Pricing

We know that you want the best possible price and terms for your home and we can achieve that for you. We understand that each home is unique, therefore our approach to the sale of your home will be unlike any other. When we price your home, however, we will use a combination of factors that remain constant:

  1. The recent sales of similar homes in your area
  2. Your competition (other homes currently for sale)
  3. Your timeline-do you need to sell quickly, or do you have time?
  4. The current market conditions-is it a seller’s or a buyer’s market?
  5. The overall condition and appeal of your home

As you can see, this is not an easy number to come by. It takes years of experience and a deep knowledge of the ever changing market to understand pricing.
You can count on the Scott Varley Team for superior analysis and positive results when it comes to accurately placing your home on the market.

The Art of Effective Marketing

21st Century Real Estate requires a 21st Century approach to marketing.

Home interiorThe Scott Varley Team will execute a marketing strategy for your home that goes above and beyond market standards. You can expect that your home will be entered into the MLS, flyers will be created, mailers will be sent out, and Open Houses will be scheduled.

What you may not expect is the extensive World Wide Web coverage your home will receive. In our technology driven world, buyers are finding that they can utilize the internet to begin their home search. We at the Scott Varley Team recognize this, and have responded accordingly by creating a presence for our listings on the web.

In addition to the state of the art Scott Varley Website, your home will also be available to view on RealtyUSA.com, Realtor.com, and the Times Union Homeport site.

Numerous other marketing avenues will be explored to be described in more detail at our first meeting. You can be sure that our Team will design a plan specifically for your home and family which will achieve your desired results.

The Art of Securing the Ideal Offer

A home sale can be a very trying period for any homeowner. Not only are you preparing for a major transition to a new home, you are negotiating the sale of your current home.

At no other time will the expertise of the Scott Varley Team be more essential.

We will help you weed through buyers and offers to find the one acceptable offer for your home. But what is an acceptable offer?

You may receive multiple offers on your home. One may be at full price, and another above your asking price. After looking closer, you find that the higher priced offer has thousands of dollars of discounts and seller costs that will ultimately reduce the amount you net. In this case, the full price offer may be a better choice.

There is so much involved in choosing the right offer for your family. Our Team will be there every step of the way to navigate the contract and ensure success in your transaction.

The Art of the Smooth Close

The closeSigning on the dotted line of a purchase contract does not constitute the end of the deal. Some of the most complex aspects of a real estate transaction occur between agreement and closing.

Most contracts will include inspections such as pest, structural, radon, septic, or well. Also included will be a financing clause if the buyer will be obtaining a mortgage.

Lenders will require that a title exam and title insurance be obtained, as well as an appraisal to ensure the home has sufficient value to secure the loan.

The Scott Varley Team will be on top of every last detail in your contract. We will coordinate all parties to the deal, making sure that deadlines are met and contingencies satisfied. We will get you to the closing table in an organized and professional manner.
